Try setting Melee damage to 0, while keeping regular damage at normal, and give the zombie a sword.
Melee damage at 0 means the zombie shouldn't be able to kill with melee, but will be able to kill with the ghost.
However, there isn't a way to keep the zombie from using the ghost bullets from shooting.
A fix to your second issue would be to have a single Initial Starting Point for Zombies, but all the Regular Respawn points for zombies to be in that one room, but if your alpha zombie ever dies, he'll be stuck.
If you set the games Lives per Player to 1, even if Zombie dies, you'll be set, but then the room is pointless.
