Add more if you want. I feel these three are the main ones that annoy me especially when they make no sense whatsoever.... Are you kidding me? The reason they are said is because they make the most sense.
A game has no replayability if it offers the same experience every single time. Dishonored has replayability because you can beat it in different ways. Halo has replayability due to difficulty levels and skulls and challenges combined. Dark Souls has New Game +. World of Warcraft offers new areas for beginning characters, frequent changes, and new characters entirely as options.
A game such as Call of Duty 3 has little replayability because it is simply about beating it, beating it on veteran, then being done. The encounters are the same each time and there is nothing aside from dying instantly as opposed to dying in a second or two of fire to change anything up. Bioshock died after winning GOTY due to having no replayability. You can get all the abilities you want by end-game, so at most it had one or two replays for it since it is an RPG Shooter.
If a level or map has no flow, it means encounters are not free-flowing, but smashed in haphazardly without regards to pacing. That is a bad thing.
A game can be overrated if people praise it for being more than it actually is. If I called Halo: Reach my favorite game ever, people could say that game is overrated because it isn't. If a bunch of reviewers give, oh I don't know, Mass Effect 3 10's/10 without regards to the ending, Mass Effect 3 is overrated.
